Project Objectives and the Daikin Solution

Art-Invest Real Estate's objective was not simply to install a new chiller, but to rely on a partner capable of managing a complete replacement project while minimizing disruption to hotel operations and ensuring a fast, seamless transition. The challenge involved both technical and logistical aspects, considering the need to remove the existing rooftop equipment and replace it with a new high-performance solution.

HVAC systems play a crucial role in the hospitality sector, significantly contributing to guest comfort and well-being. An efficient, reliable, and properly designed system ensures optimal temperatures, high indoor air quality, and a pleasant environment throughout the year, substantially enhancing the guest experience. In the hospitality industry, customer satisfaction is one of the key success factors: guests expect comfortable, quiet, and energy-efficient environments capable of delivering a consistent sense of well-being during their entire stay.

Explore the project and discover how Daikin transformed an outdated HVAC system into an efficient, sustainable, and reliable solution for hotel guests.

To address these needs, Daikin supplied an EWAH-TZ D air-cooled inverter screw chiller with a total cooling capacity of 300 kW, developing a fully turnkey solution that covered every stage of the project, from initial planning through to system commissioning.

The success of the project was driven by Daikin's ability to act as a single point of contact for the customer. The project included the removal of existing units, preparation of the installation area, coordination of rooftop lifting operations, positioning of the new chiller and auxiliary equipment, as well as all connection, start-up, and testing activities required to ensure proper system operation.

One of the most challenging aspects of the project was the complexity of the lifting and rooftop installation operations. Managing lifting procedures, coordinating activities within the work area, and adhering to the project schedule required careful planning and flawless execution. Thanks to the expertise of the Daikin team and accurate management of all operational phases, the project was completed successfully, fully meeting customer requirements and safety standards.

The installed solution now enables the hotel to benefit from a more efficient, reliable, and sustainable HVAC system. Thanks to inverter technology, the new chiller can continuously adapt its operation to the building's actual cooling demand, optimizing energy consumption while ensuring high performance throughout the year. The result is improved operational efficiency and enhanced guest comfort.

Daikin was selected based on several key factors: the competitiveness of its proposal, its ability to provide a complete turnkey solution, and the trust-based relationship already established with the customer. The combination of advanced technology, engineering expertise, and the capability to manage the entire project made Daikin the ideal partner for this important refurbishment project.

This installation is a further example of Daikin's ability to transform complex replacement requirements into successful projects, providing not only technologically advanced products but also a complete service package capable of supporting customers through every stage of the process.

The Technology Selected for the Project

The Daikin EWAH-TZ D chiller belongs to the latest generation of air-cooled inverter screw chillers, designed to deliver maximum efficiency, reliability, and sustainability. Available with R-1234ze, R-513A, and R-134a refrigerants, it covers a wide cooling capacity range from 150 to 1,950 kW, making it ideal for high-end commercial and hospitality applications.

Thanks to the Daikin inverter screw compressor and proprietary fan design, the unit delivers outstanding performance and low operating costs. The range is available in four efficiency levels and three acoustic configurations, allowing the solution to be tailored to the specific requirements of each installation.

Key features include integrated sequencing, Rapid Restart functionality, continuous performance monitoring, an integrated active harmonic filter, heat recovery options, and the ability to operate with external static pressure up to 100 Pa at the condenser. The unit is also available for both 50 Hz and 60 Hz power supplies and is supported by the new Daikin mobile app for even easier and more effective monitoring.

Designed to maximize energy efficiency, reduce operating costs, and ensure long-term durability, the EWAH/D/S-TZ D range represents an ideal solution for replacement projects where reliability, sustainability, and operational continuity are essential requirements.

Daikin Solutions for Hotel Comfort and Efficiency

In the hospitality industry, ensuring maximum guest comfort throughout the year is an absolute priority. For this reason, it is essential to rely on HVAC systems capable of delivering not only efficient heating and cooling, but also reliable domestic hot water production, high indoor air quality, and maximum energy efficiency. Thanks to its comprehensive portfolio of integrated technologies, Daikin can meet all hotel requirements, from guest rooms to common areas, from wellness facilities to kitchens.

One of the most important aspects for hospitality facilities is the continuous availability of high-temperature hot water. Domestic hot water production is essential for ensuring guest comfort in rooms, supporting kitchen operations, and serving areas such as spas and wellness centres. At the same time, it contributes to compliance with hygiene standards and health and safety regulations.

To meet these requirements and support hotel decarbonization strategies, Daikin offers the EWA/YK-CZ air-to-water heat pump range, available from 20 to 85 kW in both heat pump and chiller versions. Thanks to advanced vapour injection technology, the heat pump version can produce hot water up to 75°C, making it an ideal replacement solution for traditional boilers without requiring modifications to existing terminal units. The chiller version delivers excellent performance in cooling applications, operating across a wide range of outdoor temperatures while ensuring service continuity even under the most demanding conditions.

Energy efficiency is further enhanced through the use of Daikin inverter scroll compressors and modulating fans, which enable the unit to adapt to the building’s actual load requirements, optimizing energy consumption and ensuring greater long-term reliability. These solutions are manufactured at the Daikin Applied Europe facility in Italy, a strategic production and innovation hub for the European market that has received investments exceeding €30 million in recent years to expand the development and production of high-efficiency, low-environmental-impact technologies.

Alongside heating and cooling systems, indoor air quality is another fundamental element of the guest experience. In guest rooms, lobbies, restaurants, and meeting rooms, it is essential to ensure proper air renewal, optimal filtration levels, and quiet system operation. To address these needs, Daikin offers a complete range of air handling units, including the Compact R series, designed to ensure high indoor air quality standards. The units can be equipped with numerous options, including hot water or electric heating coils, advanced filtration stages, and acoustic attenuators, combining comfort, well-being, and low noise levels.

For more complex applications and large hotel common areas such as lobbies, conference halls, and multifunctional spaces, the Daikin Professional range covers airflow rates from 500 to 144,000 m³/h, offering maximum flexibility in unit configuration and project-specific performance requirements.

Particularly suitable for the hospitality sector is the Daikin Compact L, featuring an extremely compact design that allows direct installation in suspended ceilings. This makes it an ideal solution for restaurants, breakfast rooms, food & beverage areas, and other environments where technical space is limited, while ensuring effective air renewal and high levels of guest comfort.

To complete the offering, Daikin provides a comprehensive range of fan coil units designed to meet the diverse architectural and aesthetic requirements of hotels. These solutions ensure uniform temperature distribution, low noise levels, and precise comfort control in every environment.

Thanks to this integrated portfolio, Daikin can cover the entire HVAC needs of a hospitality facility, providing coordinated solutions for heating, cooling, domestic hot water production, ventilation, and air treatment. A single technology partner capable of improving guest comfort, reducing energy consumption, and supporting the sustainability goals of modern hospitality facilities.
